By reading this platform, I'm sure I just saved myself buyer's remorse and not paying 30k for real success multifamily real estate mentorship. 

At that price I am able to underbid almost any other housing situations available to them, and cover the payment/repairs to the point where I pay less than I currently do in rent.

Appreciation is great, but appreciation doesn't pay the bills.

You buy the house for "a deal" and then someone comes and buys that deal from you, pays you a spread, and doesn't realize they could have bought it for your deal, ten days earlier?

I rather fix the damage, have the neighbors insurance pay for it, and find a new Buyer once the issue is resolved.The important question is: After I say NO to the requested discount, if the Buyer decides not to proceed with the purchase, would the Buyer be entitled to receive their earnest money back or should I?

I also have to pay him out my pocket an amount after closing, since the seller's  agent wouldn't share more than 1% of commission apparently.

The lender told me they got no score because I was paying my credit card balance to zero.

Depends on your state and I'm assuming you have the basic stuff about lease termination, eviction, etc.A few we like to add:- if you don't change filters, then tenants pay for a full duct cleaning- charge an admin fee for all HOA notifications, not just violations- Clear tenant responsibilities- Fees for adding or removing tenantsBest of luck!

Assuming you're not an arborist, you made a judgement call regarding someone else's property and now you are going to have to pay the piper.
