If a 5% down owner occupied house hack property goes up 5% in value, you're making 100% cash on cash (there are transaction costs if you wanted to sell...it probably needs to go up 10-12% to really get that return, but you get the idea). 

Unfortunately for Statefarm, she is a small business owner in San Deigo with a large following.

From my perspective I earn my cut whether that is 50% or whatever is decided by doing those things.

Would the owner seller finance you the down payment? 

I’ll try to make this short: my wife and I own a duplex that we did a live in BRRR (got the refi at 3.5%) and had owned an airbnb that we operated for 6 years but sold because the town decided to do away with them (very nice of them).

Is the owner listing it? 

Great for the tenant, great for the property owner.

I suppose I'm more worried about when we outgrow the multi fam and decide to move.
