If the liens are recorded.. they are acting LIENS...to do what there supposed to do ...Lien...Any prudent buyer would have a title search done on the property prior to closing to make sure there are NOT any liens on it, and to be safe buy title insurance....Deals don't have to be complicated to be good deals.Caveat emptor !

I pay for full background checks which include the credit report.I have seen forged paychecks and other records, so a forged credit report would not be surprising.  

Those who have access to the MLS (multi list service) (Realtors, lenders, appraisers, etc.) can usually access the sales records the soonest.

Your broker can contact them off the record and let them know.

That will be done using data from the MLS and/or County records without the appraiser visiting the property.

After getting the optionee to sign with a notary, I record mine in the county of the home.
