This is great stuff thank you just got my first property under contract meeting a siding guy for exterior and hvac guy the next day.

We have some really heavy rains and water starts coming into the properties kitchen through some exterior french doors. 

How complicated is a return going to be if done this year as opposed to next?

I’d be tempted to try and design an attractive feature on that exterior portion.

I was not to keen to get a condo but single-family homes were just too expensive.I now find that condos are a lot easier to manage, given that the association (which I hate paying) takes care of all of the structure/exteriors.

I'm not completely opposed to the idea of buying it myself. 

One thing people often do with this argument is only think 2 dimensionally, here and now, as opposed to thinking 4 dimensionally, what the numbers look like over time. 

Many will say their eventual commission is their incentive and this is simply the nature of their work, but something like a gas card would help let them know you appreciate their hard work and should be pretty universally accepted as opposed to trying to guess what restaurants they might like/stores they might shop at.

If you have an evictable offense, put it back on the tenant to step up they're game and get the sibling out as opposed to their likely lame attempt of asking them. 

Then you just acquire more properties with better turns as opposed to 1 or 2 properties with all cash or big down payments.
