We have also went above and beyond with city and zoning officials to try to rectify the zoning of the property to keep it zoned as a duplex residence, which the city changed after the purchase and without notice, and at no additional cost to the owners.When Beth and Chris were still unhappy we offered to help sell the property without any fees, and when we found a buyer, the buyer wanted other changes done and work was halted until closing took place, of which all parties were aware of.

If in your research you find out for sure that it can be rebuilt as a duplex and you provide official proof, then the appraiser should be ok revising the report.
