Hello Fellow BP'rs,I wanted to throw this topic out into the crowd and see how it surfs.I've been thinking of reasons why people get excited about investing in real estate, but get stuck in analysis paralysis and never pull the trigger, as I, myself, have just as much trouble with this as the next investor.There are obviously numerous, individual barriers that each person must figure out how to overcome: not enough initial capital, no connections, not enough knowledge to where they feel comfortable moving forward, etc, etc.

If you have both cash flow and appreciation, you create a greater margin of error for yourself.

After starting this thread, reading everyones helpful advice, and suffering through a little more trial and error, I think I have finally solved (at least for now) the riddle of successful posting on Craigslist.Since tweaking my methods and figuring out what I was doing wrong, all of my marketing ads are posting and "sticking" with no problems.

Go to meetup.com and search for San Antonio real estate investing...you will find numerous meet ups to select.

I am an investment Realtor who has helped numerous BP members get great investment properties here in the Austin and surrounding areas.  

If you're off by 10%, it could be a $100,000 error vs. a $10,000 error on a low-cost 3/2/2 rental unit.

@Wayne Terry, this topic has been covered in numerous forum posts and blogs.

They cover material defects and they are prorated and they do not cover any workmanship errors. 

If you want to start flipping this book is a must read, @J Scott is a genius, as long as grammatical errors don't infuriate you lol.

Then at that point it is trial and error.
