We also tried out Arizona, Florida, Nevada, and North Carolina, but weren't nearly as happy in any of those locations for many reasons including ROI.We now have 32 doors in Atlanta - mix between a SFRs, townhomes, and multi unit buildings that probably would have turned out differently if we didn't go forward with that online auction sight unseen purchase.

Or even during the summer in especially hot climates (working on clay and tile roofs in Phoenix, for example).As an example, I spent the winter working on a project up north, where part of the buyer's lender's conditions for sale was that the house needed to be painted (it had really bad peeling paint), but the temperatures didn't get above 50 degrees for about three months, and paint won't stick in cold temperatures.

Also, under the "new" {which are really the old} mortgage regulations you have to qualify for a 25yr (or less) amortization at a 5-yr term, fixed rate mortgage ... regardless of the actual mortgage you take in the end.If you are open to moving outside TO ... north or west to someplace on the edge of the sprawl, you may find a house or multi-unit (my recommendation) that you can afford.
