My plan was to house hack to have my parents live in one and rent one out. 

But until you get someone living their or it sold, they will probably keep showing up

At the time I was a single parent and wanted a neighborhood that was safe and a primary residence that I could live for a few years.

Would you plan to live in one of the units and rent out the others or rent all the units?

Hello,I live in Hollywood, and I am also interested in attending a meetup. 

A few things to think about if you live very close to that small town 15-20 mins or less that would be a plus...if its a long drive and your doing a lot of the work then I would likely steer away.
