My suggestion is to add at least 25% to the cost of the foundation repair as mitigation to the problems that will come from the foundation repair.If anyone has more experience with any of these, please correct me if mistaken.

There are a lot of factors and most are going to be out of your control if you already own this property.Now, if you don't own anything yet then there are a number of things you can do to protect yourself and mitigate your risk.   

I have thought about this and expect that having an experienced and reputable operator will help mitigate lawsuits.

I think there's going to be some effect in the commercial markets across the board, but especially in high cost cities like the ones you mentioned.The one mitigating factor in my mind is this:  each time I've been to one of these tech campuses one thing is very clear . . . it's way cooler than my house.  

It sounds as if you guys were smart enough as well as proactive enough in the past to help mitigate and minimize the impact of such a thing happening.

We found that having a good stable of vendors we can work with will get the project done within budget and timeline while mitigating your day to day hourly efforts at the property. 

This seems like a key mitigating strategy for today's higher rate environment and also makes you see and be prepared for the lower prices and better value that seems to be coming into today's (and next year's) market with the new properties coming out for sale.
