Sounds extremely messing and mentally draining.

He/his sister have taken over power of attorney for the mother since her mental health has degraded over time to the point where she cannot make conscious decisions on her own.  

You will learn so many lessons and will be much ahead of your friends in a few years, not only financially but also mentally.

If real estate is the goal, find some way to get involved to get some stable income and that will be much better for your mental well being and your real estate goals.

That place drained me mentally.

Or if you do charge the fees, include them in the rent price originally (it's a mental thing).  

I pushed past the mental barrier, that I thought was a physical barrier, and found that there was relief on the other side.
