Look for properties with potential for value appreciation, understand local market conditions, and be prepared with financing options.

I am the first to catch word of retiring landlord with 150 dirt cheap off market properties in a small town close to me.

They collect your rent, apply late fees,  deposit your monies into your bank account, market your properties, track expenses, screen your tenants, etc for just a few dollars a month per door.  

That example allows you to own 100% of the cash flow and the tax benefits.

What is more lucrative in a Midwest or southern market, with  prices in the $300k’s for STR’s, college football or vacation spots and where.
