In regards to your markets you mentioned, TX is likely going to be a better market for appreciation than OH. 

Go to BUILD YOUR TEAM at the top of the screen and look for local investors or meetups in your area.

Just because you don't make any money on them, doesn't mean you aren't responsible, along with the source of the actual plans, for any mistakes in the plans, or even any mistakes in construction from lack of info, misunderstanding, or just plain stupidity of the builder/user of the plans.The licensing agreement will have guidance on having plans adjusted for local code, reviewed by architect/engineer etc. 

Make sure you send them an itemized bill within the time required by your local laws. 

If the claims are serious enough, I may even call the local PD myself and let them handle it; that way, if the tenant does something crazy and harms themselves or a neighbor, you're covered. 

I can't tell you how many properties have units easily convertible from 1 bedroom to 2 bedroom units, units with favorable dimensional standards which can boost rents with no photos to showcase these attributes, assessment square footage that is not correct,  upgrades not identified in the marketing materials etc.
