There are a variety of loopholes if you decided to leave sooner than one year, but you would want to speak directly to a lender to figure out all of those. 

The agreement should say they have to leave the property in good condition.

I would take out the Wifi and leave them a modem. 

My competition typically just leaving it in its original state.
