To my knowledge I believe this is possible with a property purchased as an investment property, but would it apply to a primary residence turned investment property?

I think it's especially important to substitute knowledge of an area with either strict numbers (that will likely keep you out of the game these days) or a solid team on the ground that knows it for you.

But, it takes work, being well capitalized (this is NOT a 'no money down" territory) and it takes knowledge of the local market.

I would personally feel better if they were at 4" though, particularly if there will be small kids as renters.
