Other things, like replacing cabinets in the kitchen, do not need a permit in my city.

Nice green kitchen...granite and tile get ordered tomorrow :)   I can't wait to find our next flip!  

Basement has separate entrance on side, which has three steps up to upstairs apt kitchen - and the short run of steps leading to basement.

I'll be doing the following during the project to add value: second floor addition for 2 new bedrooms and full bathroom; slight change in kitchen/dining/living layout for open floor plan; new kitchen and new bathroom; finish basement, gas furnace, update laundry room; landscaping in the front and backyard.

I have a property management company who manages a remote condo.When I woke up this morning I had an email that basically said there was a water leak in the kitchen and the place is full of mold. 

Kitchen cabinets are filthy but are solid wood and can be recovered until we replace them in a year or two.

8x8 size would be great imo.Also couples with small kids could use it as a year 1 nursery.See if you can open a wall and make a bigger kitchen or another room, whatever is next to it and makes sense.D

It needs a roof, kitchen and the rest is mostly cosmetic.

we do tiles in kitchen and baths. hardwood in living and bedrooms.basement gets painted gray floors, white walls. same as the staircases
