I have an ecuadorian family, wife and 2 kids.

The bank he was borrowing from was bought out and the new bank didn't like the fact that this kid had millions of dollars in loans with them. 

Arcadian is closer to the college and hospital and you can rent by the room to college kids and have parents sign the lease, therefore getting higher rents.

Im about to end my listing but dont want realtors calling me all day long, I have a million phone calls a day as an owner of multiple businesses and these guys are so pushy about getting the listings and call me at home,work,cell phone you name it.

Just do your homework and know the consequences if your plan does not follow through as you wish.

As a kid I loved driving nails and building things.

Do I give it to my kids where it runs a high risk of being squandered?

@Davey CraigI hope the Canadian you are adding has done her/his homework with respect to LLCs and income tax (LLCs are not recognized as flow-though entities by the Canada Revenue Agency).

You obviously didn't do your homework.
