I’ve got about $25k cash, $60k in credit lines, good contracting and industry experience (did multi-family portfolio management for a while) and no job (so no mortgage opportunities).For you MN folks, what’s the bottom of the “crappy but not tear-down” bad?

I have a warranty but they didn't have a contractor that works the weekend. so I wasn't able to schedule them to come out until that Tuesday, after speaking with them on Monday.

Some context...I just recently took an entry level job in sales as a recent college grad.

What is a typical payout schedule to these private investors? 

I make around $100k from full time job.

One week before the final signing the buyer loses their job after which the loan processor calls the employer to verify employment so the deal can not close.

I'm graduating college in mid December and will be starting a job in a different state in mid January.I want to house hack a duplex using an FHA loan.
