I can dig into these cities all day long on the internet, but because I'm going to be living there as well (not just out of state investing) I plan on visiting these cities before making a final choice. 

- central location - Sunny days- No natural disasters or man-made for that matter- great public transportation - revitalization of Downtown and a burgeoning Arts District- terrific Airport- excellent health care options- moreIts a sellers market everywhere.

We were already all non-smoking on tenants we had placed but this confirms our policy.  

But If I had no clue about any zip codes, I would look at sales comps in the area and if the prices are stupid cheap or non existantant that may be a clue its not a great area and especially if any crime mapping shows high crime.

Fast forward to 2017 it has become the biggest hassle dealing with other non-owner tenants.
