House has a very weird layout. 

Currently I owe around $102k and the same layout of home is selling around $250k.

If they say a recession is to happen every decade and I believe we had the Internet stock bubble crash in 2000, a small recession in 2002 and a crash in 08.

New kitchen, improved the layout.2 new bathrooms.New flooring throughout.Fixed the layout of the bedroom closets to make them more functional and appealing.All new windows.New concrete patio.

Reconfigured the layout so that residents would not have to pass thru a bedroom to get to the 2nd bedroom.Added a dishwasher to the kitchen.Refinished floors.Added some ceiling fans.Cleaned and painted.

I admire the tenacity but an internet search is not the way to answer a $7M question.

Might not be the answer you're looking for - but I think you'd genuinely be better staying off of the internet and social media and just going into your market and being in there - 24/7, day in, day out.

Although things are "taught" in the course, its information you can find on the internet.
