(I hear that LVT is all the rage these days, but not sure if there is one that is preferred vs another one like glued vs snap together?)

Nowadays I prefer an asset based lender who will lend on a percentage of the purchase price (usually 80-85%) if it makes sense for that particular deal. 

My understanding is they grant conventional loans to individuals, not to LLC's.

Have been in mortgage lending for about a year now and looking to pivot to an individual/smaller company so I can see how deals are done (wholesale, flips, rentals, anything).

Take all your money and invest in flipping, if that is your preferred route, while you continue renting.Build your personal wealth and buy a personal home when you have money to waste.

What have been your experience with buying SFH in bundles from individuals say 2-3 houses at once?

Then, if you have a lot of equity in those rentals, instead of looking for a HELOC on individual rentals you can get a business line of credit that using the equity in the properties as collateral for the loan.  

This individual moving in is a recent (under) grad looking for a place to live this summer while she is in between schools... she’s going to start grad school this fall.
