I am doing a job in Shaker Heights OH for which I currently have 150% of budget in escrow with the town housing dpt.I can only get the funds released once violations are rectified. 

We try to include assets like: storage, RV, parking, agricultural, timber, development, multi family, industrial and hospitality. 

They paid higher down as a place to park their money, propping up the housing values.

I am evaluating this property as a potential house hack.

Are you looking to just serve Colorado / full spectrum (including owner-occ, house hack, etc.)?

My section 8 tenants were the first tenants I had which possessed linkedin accounts and also had among the best FICOs compared to my tenants who were not on housing assistance.  

I have been saving since I was 14 years old, and I am on Track to buy my first Duplex (house hack) while still being a senior in high school with my Parents cosign, I turn 18 In a few months.

It all boils down to the track record and reputation of the sponsor/developer.

$250K Reno cost seems very high unless it is a big house over 3000 sq ft. 

Let's say it's a house sitting on 20 acres.
