16 unit century old building

We went $100k over budget, however, with this general scope of work, which may give you an idea of what can be involved:Rewired much of it (4 buildings).Replumbed much of it w/ pex.Extensive roof re-sealing, tuckpointing of many chimneys and exterior brick, chimney caps, box gutter relining, etc.Several new furnaces and hot water heaters, repairs to boilers in one building, duct work cleaned out and repaired.Metal wrapping of much of the exposed wood areas on the exterior, as well as door frames.Painted exterior where needed. All new windows and exterior doors.New railing and flooring for unit balconies. All new appliances throughout.Tiled kitchens and baths throughout.Quite a bit of concrete repair work outside. And of course, all the rest of the work on the interior of the units, which were all vacant when acquired.Needless to say, it's been pretty exhausting. These older buildings are difficult to estimate accurately, and this was our first project like this.

And why would a CO detector be needed in an all-electric house (yeah, back in the day people built houses with electric heat, cooking and hot water too)?

Don't you love this business, a few years ago agents begged you to make an offer on a foreclosure,,I wish I had done 1/10th of the deals I didn't do because they weren't good enough (to me at that time). Now everyone is buying, I'm seeing a house I could have picked up for $70k a few years ago, rehabbed and listed (I didn't say sold) for $140k today,,,guess what, it was probable worth more than $70k a few years ago and isn't worth $140k now, but that's the marketWe are in a hot market, you just have to play the market however it is at the time.

The home seems to be a steal, only 9 years old over 2k square foot 2 story home on 3 wooded acres in rural ohio, sweet modern floor plan, 2 car attached garage, poured foundation and full basement....full of water that has ruined the furnace and hot water heater.

Myth, don't rely on that as you need to look to state law, the intent of use, the maker's business use, property type and how regulators will slot or classify the loan.
