When things unforeseen occur, death or incapacitation of a family member, loss of job, being transferred in your job, divorce or such, you can sell and avoid the occupancy issue.If someone knocks on your door to buy it for 10K more for a rental, no, that's pretty much flipping it.

Also, in my experience when a potential tenant complains about their current landlord it is typically a re-occurring theme and usually ends up being more of a hassle for me in the long run.Just my 2 cents..

If done improperly and harm is caused, the Seller can file a complaint and the transaction void and the OP responsible for all fees, costs and expenses civilly not to mention any potential criminal charge.
