There are investors who buy for appreciation and don't mind negative cashflow in the mean time because they have enough resources to handle that.

I leveraged Evolve to handle my listings, payments and calendar however and they charge 10% if you want to do a 'hybrid' model...but it's not rocket science and you should be able to do it all yourself.  

Now you have more leads coming in, how are you going to handle all of these leads?

If you have a similar situation check with your accountant, you situation my be different.Basically this is handled like a Looong 1031.
