I should mention the current condition of the building is great and really does not need extensive work.As it is now my monthly expenses would be somewhere between $3600-$4000 on the high end so it would cash flow about $800 a month.

It does not have the right to assign, no built-in extension - no delay settlement language - no investor disclosures - no meeting of the mind provision -etc.We use a one page contract of sale, called THE SKINNY - that has everything needed to control and roll real estate.

Once the second applicant is screened, assuming the report is as good or better, I would go with them since the first has zero savings to cover short falls and could become a nuisance asking for time extensions on rent payment.
