I'd love to get a guide that shows me how to set this up and get started. 

I'm reading the book "The book on Rental property investing" by Brandon Turner and it is very very eye opening.

1. start with some education whether it be licensing, books, etc.

I have a few questions as I am new to the game but I have a basic understanding through this great site and finishing the Ultimate Beginners Guide to Real Estate Investing and I wanted some feedback on my strategy if that is ok.

To date I've started my journey by reading a number of real estate and investment books and have listened to a large number of BiggerPockets podcasts.

Sadly I don’t have many contacts in real estate, so everything I have learned so far is from books and the pod casts and few of the forums I’ve browsed on bigger pockets.

I was listening to a podcast a few weeks ago and remember hearing about one of the guests talk about a book that had to do with calculus and how its a lot easier to learn upper level calculus before learning basic algebra.

It started from an article then turned to blogs and has increased to books since there.

I would recommend you read a book called Making the Yield by Salvatore Buscemi.
