Some folks speculate on where the market will be in the future, but I prefer to  count appreciation as gravy on top. 

Furnace's and A/c units were old, had a discussion to lower offer due to this but eventual relented, only the future will tell if this will cost me a bunch.

For now would be residential, however in the future may be open to commercial opportunities.  

Fixer upper with future equity potential, potential for a big upward market swing, and strong rental rate.

After a lot of thinking last night, we're now looking to rent out our current primary home and move into this future home.

In the future, I would try to schedule the inspection so that you can participate via facebook live, skype, facetime, or some other app or train your friend to do the inspection and document it properly.
