WILL COLD CALL WITHOUT GETTIING MY FEELING HURT JUST GIVE ME A LIST (what do I gain; experience, confidence, entertanment)Trying to' help my parents get in a better position.My parents have paid off their trailer with land.they have .4 acer, would like to fix current trailer to rent out (2 bd 2 bath $875/month)so they would be able to purchase a newer more comfortable one to live in. eventually moving out and renting both units to add to their retirement funds. rent under $900 around here is impossible to find.only reason for not building is because of lack of experience and upfront $$.THICK SKIN 29 YEAR OLD WITH A LONG TERM GAME MENTALITY. 

This is a new step for me so maybe with experience dealing skin probates or deceased sellers can help. 

Either way, there is always going to be some balance that the borrower needs to be able to cover as "skin in the game".

I've done various things based on how much "skin" is in the deal. 

It also means you actually do not have any skin in the game which a lender is going to look for.  

They told me I needed some skin in the game and wanted a $1200 deposit.

You need your skin in the game.

Same as judging some one because of the color of their skin, their religion etc.

I don't have any skin to put into the game at this point, and have no real collateral either.

They may want you to use some of your money (skin in the game).
