This sounds like the price is too high or they have found a better deals after closer look.It really depends on many factors, like what is the exact location, what is the shape of the lot, how is subdivided,  how is it accessed, how far are the closes utilities, are those private / public, is there any public access, are the access sufficient or do you have to build a new roads etc.

I chose to releverage the desireable ones and 1031 the less desirable.I found the replacement properties mostly off market, through mail. 

I found my mentor during my schooling and now that person is my business partner. 

I don’t have the money to use mailers at the moment, but I have found that Facebook ads and Google ads are VERY efficient.

Found a contractor.  

I found a GC contractor reference for a flip I have in works who is reasonably priced.

I use tenantbackgroundsearch.com, which I found much more useful than the prior vendor mentioned above.
