Many cash purchases are flips or refinanced after a value add (for example a BRRRR).  

I’ve been looking for possible flips but have come up empty so far.I’m thinking about switching my strategy to buy foreclosures fix and rent them instead.Let me know if you’re interested in connecting.

We've been managing our properties for 2 years now and been doing a lot of the work ourselves to save money, such as yard maintenance, cleaning, unit flips, etc.

I don't know many people that invest around there (only one guy that does really good with flips).  

That bug is now fixed, so if this is a new issue, you may have been one of the "lucky" ones. :)
