I didnt mention it before, but I took my Las Vegas vacation money and instead invested it in an oil well syndication (energyfunders.com).  

I don't know about you guys but when I saw the title of the thread the then the dollars your talking about to me if was kind of funny at least as it relates to real estate .. those are hardly insurmountable debt amounts I thought you guys were going to say 500k to 1 mil. or more. not small under 100k amounts.. those can be handled quite efficiently in the real estate context in a matter of a year or a few .if your W 2  now that's a whole nother kettle of fish.. at least from my perspective.

For TX, I am looking into it too but heard about counter-arguments about prices being way too high and oil downturn is impacting that market negatively. 

Wow,  it is hard to believe most of the answers are about buying fish instead of teaching how to fish.If you were a smart investor...I would use that 100K to set yourself up for generating more deals completely gadamn irrelevant if you want to flip, wholesale buy and hold etc etc.I really think this is why so many people are so unsuccessful at this.

Then you re-create the Middle East oil scenario and make people with 20 camels worth 100 billion each and have their poor people start terrorism all over again.  

You may need oil primer on the walls to seal any remaining paste, then you're ready for any spackling & then painting.
