It seems that its easier to train a blank canvas than to teach an old dog new tricks, who would likely come with their own ideas of how things should be (yep, I fight that everyday in my head). 

The government has wasted tax dollars on pet political projects or lawsuits fighting the federal govt rather than provided affordable housing, fixing roads, caring for the forests (to avoid all the fires), dealing with CA dams to avoid flooding, etc etc etc.

Checking your HOA docs and rules is a good idea too and maybe you do have a legal way out, but I would go with the apologetic approach first before fighting more aggressively. 

Honeymoon period is nice, but I know how quickly it can end and you start fighting over the dishes.

My only worry is now is if the BK estate comes after the internal loan, will I be able to fight it?

Also, I'm not a small-firm real estate lawyer with a title shop who closes home sales so I have no dog in this fight--I work with big developers and builders to develop large communities, I've just seen so many issues large and small that needed a lawyer to either discover, recognize or correct. 

We wanted to do all section 8 but was actually hard to find even the one section 8 tenant.Everyone has paid on time but one tenant was threatening to fight with our plumber for him coming later at night 😂 definitely not the easy going north side chicago tenants.
