What’s been the biggest lesson from your flips so far?

I’m not familiar with that particular market but I generally recommend to do your research and run your numbers across multiple scenarios to see if the property still works and to have some back up/exit strategies mapped out before going into any deal. 

My worry with buying peoperty is that I dont truly own them.

Create a simple spreadsheet or written list to compare the features of each and identify the ones that align with your requirements.

In order to get out of Freddie Mac's "Limited Multifamily Experience Sponsor" category, you must have ultimate ownership & control of either (i) 3 multifamily properties [1 of which you've owned for at least 2 years], or (ii) 1 multifamily property which you've owned for at least 5 years. 

I have a long history in real estate first being licensed in 2005, then went into financing, back to real estate all while owning my own hospitality business for over 12 years as a single mom of two, building it from the ground up.
