The generations that played videogames day and night are now grown ups, I see multimillionaires spending a lot of money on "Collectible Pokémon cards", and they are the same ones buying lands in the metaverse.

If it's something of real value or sentimental value, I make the judgment call to store the items (aka: hold hostage) in hopes of collecting money in exchange for giving the items back.  

He never collected any security deposit from that person smh.

Giving them two extra weeks would mean I would have to collect the keys from them on Christmas and delay my new tenant from moving in.

For example, the mortgage is $1000 and i can collect rent for $750, leaving me to pay the remaining $250 for the mortgage plus utilities.

One thing to factor is when you are collecting rent from OOS properties, that income goes towards the rent of your home. 

I always file for extensions so my 2021 tax returns (which will look a lot better) will not be done any time soon. 

I love the 1031 and have used it extensively for myself over the years.
