If you have a unique house in the more rural area of a large zip code, the lender's perception of the value will be tainted by what is happening in the more populous small town that is the center of that zip delivery area, and usually that is that values are going down.

IMO, there are two distinct advantages to REI: 1) it's a local market, meaning situations vary from town to town depending on many variables that are not simple to quantify using 'national averages'; and 2) it's an inefficient market, unlike, say, the stock market.The economics of the pond I swim in are driven by a growing university system and a growing regional medical center.

Short sales are filled with too much emotion and paperwork.Wholesaling, I would liken this too exept I dont have to drive around town looking for properties, just look at what banks have to offer.I really dont want to be bothered with Renting properties , although I do have it in my plan to hold on to a acquire a couple LO or sub2 for long term.To get started here in REO I planned to get a private money loan, last choice is hard money.
