My husband and I would like a 20 to 100 unit and I will be helping my mom sell her Hawaii single family investment house and 1031 it into a more lucrative multifamily investment to at least triple her income.

In terms of doing a refi the house would be compared to others of the same value and adjustments made for BR or SQ FT. 

Want to start building the houses now but looking to get a building loan rather than tie up our own money any suggestions on who is a good lender in the area for a building loan? 

Rents are at market level now and I paid off the loan from the proceeds of another house I sold. 

Please correct me if anything I say about my plan is wrong and I'm willing to learn/listen to more advices here.I'm currently living in PA will be paying off my house this year (only $20,000 left).

The manager and mngt company work in tandem daily to manage tenants, buildings, maintenance, contractors, accounting, escrow, HR, taxes, fair housing, municipalities, legal etc… It does take a village for sure.

The Federal Housing Finance Agency (FHFA) gave conditional approval on Friday for a pilot program allowing Freddie Mac to purchase SFR closed end second mortgages. 

Since it is in an A class neighborhood, would you consider living there or house hacking it with a roomate?

Are these attractive terms for a housing market that appreciates on average 6%?
