Took deed sub2 existing financing (VA loan at 3% fixed) How did you add value to the deal?

I will point out that Macon is a cash flow market, but appreciation is almost non-existent. 

Is it worth it to take on the extra work, existing or potentially new local ordinances, and seemingly new daily competition for a higher return or have I already missed the boat?

I really like Central Point for owning existing multifamily and own units there myself.

Hello,I am curious if anyone has done a 1031 exchange with an existing rental property for their primary residence and converted that property to your investment. 

I'm seeking a loan that will allow me to aquire a property, do some light rehab to the existing single family home and also provide sufficient funds for the construction of an ADU in the back yard.
