Question is ...Is it ethical to ask a third party contractor to go with me on the initial viewing of the property KNOWING that some of the full time investors have their own construction crews they exclusively do business?  

I deal almost exclusively with Manufactured homes.  

You can still rent out the part of the house, and still qualify for full exclusion if the rental is not a multifamily house.  

As I scour for rent ads on craigslist and newspapers, many homes are listed by PM companies.

Definitely fulfillment - anything that involves physical labor or administrative work I exclusively farm out in every situation.Re: mail piece - the #1 rule is that you need to have whatever mail piece you are sending have the leads name and address on the front of card.

It is maybe half price of sending postcards but it isn't personalized and sometimes gets stuffed into those newspaper looking coupon pages that are always in the mail. 

I have not seen them, but I have seen evidence like recent newspapers and gas station sandwiches with recent "best buy" dates.I did e-mail the city about this and they said they would have an inspector go to the location to secure the property and make sure they cannot get in.
