Even at jus 8% under market you’re better off with a months vacancy and then getting market rate. 

Obviously would like to cash flow, but guessing if I can I would need to STR - perhaps AirBnB or corporate rentals, and even then probably would have to be a refurb.

They have super majority so cannot even filibuster to prevent legislation.

I've been on a few notable podcasts which helps, but seems to be less so than even a few years ago.

I would add that it'll be even more painful if you have to spend much on furnishings.

Understand that you are no longer in traditional real estate/landlord business that you are in hospitality business weather you like it or noe even if someone else is managing the property.

My wife's even planning to camp out there for a couple of weeks to make sure things get done right as we are based out of NJ, so time's of the essence.

Keep in mind that seller financing will work mainly if the seller owns the property out right - if not, the seller will have to check with their bank if they're allowed to even carry a note.
