I am really enjoying reading the forum because I am getting excellent information as a newbie.  

I discovered BP a few days ago and have been reading, listening and watching all that I can.

Mostly, I just want to open doors for myself, and getting the license isn't that expensive relative to other educational expenses (unless I'm missing something).Additionally, teaching math isn't my dream job, and I am interested to see whether I might enjoy selling real estate.

At BP, you can network with tons of investors, watch and learn from the free online videos and educational courses, and listen to BP's podcast in itunes.

I wouldn't say these are cash cows, but today I sit on approximately $400k in equity across all properties, and generate roughly $1100 in positive cash flow monthly (before maintenance).I found out over the past 12 years that I actually enjoy being a landlord.
