I am going to look at targeting commercial multi family for master leases, per your suggestion, but am also still tryinig to pick a market East of Los Angeles, to find single family homes for creative acquisition.   

I personally don't feel like flipping is dead in LA at all, especially in the area I've been targeting and researching.
