Just because hair is found inside a clogged drain the clog is not the tenant's fault when they rent a unit with ancient plumbing that was 99% clogged the day they moved in. the poor drainage system snags the hair and there is nothing the poor tenant can do to prevent the drain from clogging.

If a landlord is not up to snuff on their repairs, you're 100% right, the tenant can pay the registry, and stay indefinitely,  leaving said landlord high and dry; however, in my opinion, if the landlord let the unit condition get to that point, they DESERVE to lose their rental income until the repairs are made!

Cash is cool but it’s also risky, taking on a lender will add an extra set of eyes on your deal, and keeping that cash as reserves will keep your hair from going grey and falling out.

It's hard to believe a tenant took showers with the curtain pulled back and allowed it to spray on the floor every shower and leave the floors wet as he/she stepped out to dry off.
