If you get a distressed property under contract that is well below the LTV some community banks will role the additional into the note at closing and allow draws against it when you close and rehab the property.

Additionally, exit value price points play a big role in how one must adjust this rule.

Also, as indicated above, make sure your partners have an active role in the partnership, e.g. an advisory type role, otherwise they might be considered passive and it would be considered a syndication which bring up legal issues around whether the investment is a security or not. 

Between me and my wife all traditional lenders said our DTI was too high for a vacation home 2nd loan because they couldn't count my 5 months of income in my new role.

For my role in the deal I own 14.5%.

The tricky part about giving realtors leads as a wholesaler is that since wholesalers are not licensed, it is technically illegal for licensed agents to pay unlicensed parties who play a role in the deal.
