(Admittedly rolling it every 5 yrs is great for the Lender).Commercial lending is going to see an influx of money & the reluctance of owner holds (30 yr term & no balloon) will generate very motivated principal residence sellers for cash.Until then I will patiently wait for the 'Gulley work around strategy' :)
