Almost every insurance application asks if it has fuses/knob and tube and if you dont tell them and you have a claim, they may try to deny the claim based on misrepresentation.

In this book, your first line of defense is insurance however in case something went wrong and your case falls into the insurance company's own loophole denying payment you got the second line of defense... your LLC or LP.It also talks about a state's homestead and debt(specifically line of credit) for asset protection... the goal of the set up is to deter litigation, if litigation happens and they win you'll of course be held liable.I'm not a lawyer read the books.. :)

:1) Take out a personal loan to serve as a contingency, and if I'm denied a mortagage due to debt/income ratio, pay the loan off immediately.2) Take out a 7 year personal loan for $25K, combine with my savings, and purchase a $40K property in a bad neighborhood that needs work.3) Save for another 6 months, neogiate the seller pay closing costs, and hope $20K in savings leaves enough contingency to satisfy a lender.4) Find a lender that only cares about income and down payment, and not any contingency/reserve???

Within an hour of my hand-delivered Letter of Intent that I gave her, she called me back and said the offer was denied due to my offer being too low, and that I also have to use an official TREC form (Texas Real Estate Commission)...and in addition to that--I must also submit "proof of funds".On my original generic Letter of Intent, I made sure to indicate my terms/payment would be ($ 79,450 in CASH) and that closing shall occur on or before 21 business days.

I know Weehawken has very little inventory, and I understand you pay a premium for the zip code, as well has being subject to rent-control, but I don't think it can be denied that the higher-price point brings in a higher-quality tenant.
