If landlords pay for water and electricity, tenants can abuse them and lower landlords' profits.

An honest applicant gives you their real number and has bad credit, so you deny them.

.* Denying housing to someone simply because they speak with an accent or seemto be "foreign" is a civil rights violation, subject to legal penalties.FAIR HOUSING - IT'S NOT AN OPTION.IT'S THE LAW!

The third claim was denied due to the turn key/sellers placing a tenant that was a felon.

Every successful investor I have met has been CHEAP - I mean frugal.Some things I have wasted money in the past on are:Cable - now just $20 internet connection and streamCell Phone - Was $200 at one point - now $27.Food - Amazing how much difference buying at grocery vs. eating outI have 3 cars - 1 with 304,000 - 1 with 220,000 & 1 with 255,000 - between the 3 and a bus pass I can sometimes get where I wanna go.Amazing how some things just creep up. 

Not that you don't trust him, but what if he's hit by a bus and attorneys crawl all over his estate in settlement?????

If its not ok to deny housing to a particular race "because they're more likely to be involved with crime/be evicted/become unemployed", why should we have the right to say we wont provide housing to low income folks who have a gov't subsidy to pay rent at the industry standard rate "because they're more likely to be involved in crime/be evicted/become unemployed"? 

Plumbingwhat you don't need to spend a bunch of money on is flooring Paint cabinets appliances etc those things will get used and abused by the tenants or time.with the above 5 things all new or updated one will have a good chance at a 10 year run.

If they deny, go to the county then the state.I know of a guy who is a real estate attorney & protests taxes for his investors.
