Go with your gut, rather than the rose colored glasses that I have been burned with.As far as denial, if you dig deep enough you will find something that you can hang your hat on.

I have a great inspector that I could count on to dig deep into the house.

So as it turns out I’m replacing some windows which of course are a long lead item so my progress is slow.

Thankful the market slowed down enough that we were able to create some instant equity in the home!

Then again you may want to know now before getting in too deep. 

I doubt it will work as well now, unless you buy at a very deep discount.

Find a few deals that are more likely to work and then go deep.

One was fully occupied the other vacant.The vacant property needed a complete turnover, deep cleaning, paint, new cabinets countertops, and other small odds and ends. 

Understandable if you don't like it and want to switch, but during slow times the agents that put their foot down will do very well in the next bull cycle of the market.
