I agree with Jerry Rein as far as buying and occupying a 4plex if possible and renting out the condo, which would move you in the direction of owning multifamily properties and also help to prepare you for bigger multifamily properties.

The takeaway is that you can find deals via those public sites but you'll likely need to see something that others don't or structure it in a creative way that others won't do or don't know how to do.

First try and reach out to a private lender, (hard money), they are fairly easy to find but be prepared to pay interest rates 9% or more.My second option would be to syndicate.
