I would expect it to be standard practice to do a review of all the units and determine repairs needed, what monthly/yearly maintenance should be completed, and a rent analysis to set expectations for vacant rooms.  

Hi all, let's say you find a bank willing to sell to an individual investor and review their spreadsheet for potential deals.

The reviews will typically have more to do with expectations and the hosting so you could still nab some 5 star reviews.
