I just text the cleaning person when the house needs cleaning and HA automates everything else.

I'm very interested in the AirBnb route as I think the profit can be high, no eviction headaches, cleaned every 2-3 days etc.

Fixed costs / (Rental rate - variable expenses).So your mortgage + insurance + HOA + other costs you have to pay if never rented divided by (Average nightly rental rate minus cleaning costs per day and utilities and supplies for each stay).  

PDX went in a little different direction to spur gentrification in these areas they gave TAX breaks and or tax moratorium for 10 years.. there are many homes and condo's that have this tax treatment and of course they sell over night who would not buy something that you don't have to pay tax on for 10 years.. but it cleans up the area its only for homeowners.

I seldom do large scale remodels, it's usually cosmetic upgrades, cleaning, carpet, paint, appliances, etc. 

Your rent doesn't necessarily go up, you need to price it by location and market rates considering condition of comparable properties.If the tenant requires a professional license, just check on the status because they will most likely have a clean record depending on what they do..... however I would check real estate and insurance agents, LOL Get 2 years tax returns, business and personal, last 3 months personal bank accounts, 6 months business accounts, business financial statements for past year, monthly books, personal net worth. 

Also clean out your exhaust fan if you haven't previously.

Did you build your team of trusted maintenance, cleaning people etc?

If they're paying a cleaning fee, I don't think they should have to do much.

What is your overall average profit when considering utilities, cleaning, restocking, etc...?
